How Can Jupiter Realty Help You

Good morning everyone!

It is very common for a home owner who is struggling to make their mortgage payment feel like there is no one out there to help them. How could someone who is not in my shoes possible understand what I am going through? The reality is that I see this situation everyday. My number one goal is help home owners get through these difficult times.

Benefits of doing a short sale:

1. Prevents foreclosure and minimizes the damage to your credit.
2. The short sale process can take a few months so you have a place to live while the negotiations are being conducted. (We'll even help you find a new place to live before the process is over.)
3. Our services are FREE!!
4. You don't have to be late on your mortgage to start the process.
5. We can help anyone throughout the states of Idaho and California. We have a great referral network for helping home owners in other states, too.
6. You can buy a home again in 24 months.
7. You and your family can sleep peacefully at night knowing that you are in good hands.

Jupiter Realty Services is dedicated to helping homes owners buy and sell their homes. Our services also include negotiating with a home owner's lenders. If you know any one who is looking to buy or sell their home or they are having trouble with their mortgage payment, please have them give me a call at 619-972-4102 or email me: ken.sdlms@gmail.com

Loan Modifications May Not Be the Answer

There has been a lot of hype lately about the virtues of loan modifications. In addition, there have been a lot of promises made by the United States Congress and President Obama about helping home owners. The truth about it is that many of the programs implemented by the Federal Government will only help a very select group of people. These people are those who have lost little value in in their homes and have an income that exceeds their expenses.

Most loan modification programs reduce mortgage payments by very little and are often just a quick fix to a bigger problem. That problem is that the home owner could not afford the house to begin with or they have had a drastic change in their lives that have affected them financially.

The government can develop guidelines for lenders to follow, but they cannot force them to help each and every borrower. There just too many loans and not enough staff at these lending companies to help every home owner in need. The best resource that home owners have today are their local real estate agents. When a home owner seeks out a real estate agent to help them with speaking to their lender on their behalf, they must make sure that the real estate agent is skilled in conducting short sale negotiations. If a short sale package is not handled properly, then the whole short sale process may be thrown off-track, delayed, or denied completely.

Remember, a short sale is better than foreclosure. You can buy again in 24 months!!

If you have any questions about the short sale process or would like to see if you qualify for a short sale, please email me at ken.sdlms@gmail.com or call me at 619-972-4102.

Thank you for your time.

How Do I Go About Getting Help If I'm Behind on My Mortgage?

Like most home owners today you are probably feeling the affects of the changing economy. This may be causing you to experience financial hardship, which is one of the key factors that lenders are looking at when a borrower needs to conduct a loan modification or a short-sale. Most loan modifications can easy a borrower's situation temporarily, however, it may just be a quick-fix. There are alternatives to foreclosure that can help to save your credit as well as dignity.

One of these alternatives is a short-sale. I am an expert in short-sale negotiations and residential and commerical real estate in both California and Idaho. My offices are located in San Diego, California and Pocatello, Idaho.

The short-sale process is FREE because the bank pays the real estate commissions. I do not charge upfront fees and will work hard to find the best solution to your situation, market your property, negotiate with your lenders, and help you find a new place to live. I can even show you how you can do a short-sale and still buy another home within the next 24 months!

I look forward to meeting with you and discussing all of your options.

I've Heard of a Short-Sale. How Do I Qualify?

I've Heard of a Short-Sale. How Do I Qualify?

This is the question that most home owners ask themselves when they start falling behind on their mortgage payment.

The first reason for wanting to do a short-sale is that you cannot afford to make your monthly mortgage payment. Another reason is that you have recently lost your job, have a change in your family situation, or you have had another dramatic change in your life. The reasons that you are falling behind on your mortgage payment will be stated in your "Hardship Letter." You want this "hardship letter" to be as personal as possible, but you have control over what details you disclose to the lender.

Finally, there is a myth out there that some banks require that you are already behind on your mortgage payments.

If you are wondering if you qualify for a short-sale or have any questions, please call me at 619-972-4102 or email me at ken.sdlms@gmail.com
